A sauna garden room is a step up from a sauna cabin: a garden building that contains a sauna and somewhere to sit, get changed, or shelter a hot tub — all under one roof, on one base, as one build.
The difference matters more in a British garden than it sounds. A standalone sauna means crossing wet grass to get changed. A garden room means you take the heat, step out, and sit down — which is the difference between a sauna used all year and one used in July.
These are the largest buildings we sell, built in Estonia from 45–70 mm solid timber, and available with electric, wood-fired or off-grid gas heat.

Hot tub shelters
The Kesä 688 includes a 3 m covered bay sized for a hot tub, open at the front, with the sauna and changing room alongside. If you already own a tub — or are buying one from our hot tub range — this puts it under cover with a sauna two steps away.

What these cost, honestly
Garden rooms run from £13,950 for the Kesä 460 to around £20,250 for a Kesä 480 XL complete with a gas heater fitted and commissioned. That is a significant step up from a sauna cabin, and it should be — you are buying a building rather than a box.
Budget separately for the base. These need a concrete slab, typically £800–£2,000 depending on ground conditions and access. Paving on gravel is not sufficient at this size and weight.
Planning permission
Most garden buildings fall under permitted development, but a building this size can breach the limits — particularly the 2.5 m height cap within 2 m of a boundary. What is a sauna garden room?
A garden building containing a sauna room plus separate living space — a lounge, a changing room, a covered terrace, or a hot tub shelter. Unlike a sauna cabin, only part of the building is heated as a sauna; the rest is usable space.
Do I need planning permission for a sauna garden room?
Often not, but the limits are real at this size. Outbuildings must not cover more than half the land around the original house, and within 2 m of a boundary the whole building is capped at 2.5 m in height — which these exceed. Listed buildings and conservation areas have stricter rules, and sleeping accommodation is never permitted development.
What base does a garden room need?
A concrete slab, level and well drained. At 2,200–2,800 kg these are far too heavy for paving on gravel. Budget £800–£2,000 and have the slab laid and cured before delivery.
Can the sauna run on gas?
Yes — an off-grid propane heater avoids a trench and an electrician's quote for the sauna itself. Be aware it heats the sauna room only; if you want the lounge heated in winter you will need a supply regardless.
Will a hot tub fit in the Kesä 688?
The covered bay is approximately 3 m and suits most standard tubs, but send us your tub's exact dimensions and we will confirm rather than guess.
How long do they take to build?
